Spain's Single Rental Register: annulled by the Supreme Court
In May 2026 Spain's Supreme Court annulled the Single Rental Register (NRA/NRUA). What is no longer required, what still applies and which number to use on your listings.
Royal Decree 1312/2024 created a State Single Rental Register: from 1 July 2025, tourist and seasonal rentals listed on platforms needed a registration number (NRA) and a yearly report of their rentals.
On 19 May 2026 the Supreme Court's Third Chamber (ruling 620/2026) annulled that procedure: the State lacks competence to create a national register that overlaps the regions' tourism and housing registers.
What changes
No longer required
The State NRA/NRUA number to list on platforms, and the duties that depended on that register, such as the yearly rental report to the Land Registry.
Still applies
The Single Digital Rental Window and the platforms' duty to send data to the authorities, which come from Regulation (EU) 2024/1028.
The number that counts
For a tourist rental, your regional registration or authorisation number, which platforms can still require to publish the listing. Each town hall's zoning restrictions and requirements also still apply.
What doesn't change
The guest register to SES.HOSPEDAJES (Royal Decree 933/2021) is still mandatory within 24 hours of each guest's arrival.

Frequently asked questions
Do I still need the NRA number to list my property?
No. Since the Supreme Court ruling of 19 May 2026, the State single registration number is no longer required to list on platforms. Platforms can still ask for your regional registration number.
Which number do I show on my listings, then?
For a tourist rental, your registration number in your region's tourism register. It is the identifier regional rules and platforms still require.
Do I have to file the annual rental report with the Registry?
No. That report was part of the Single Register procedure, which is what the Supreme Court annulled. Do check whether your region requires a filing of its own.
What remains of Royal Decree 1312/2024?
The Single Digital Rental Window and the platforms' duty to send data to the authorities, which come from Regulation (EU) 2024/1028. Those duties fall on the platforms, not on the owner.
Does it affect the SES.HOSPEDAJES guest register?
No. The guest register is a separate obligation (Royal Decree 933/2021) and is unchanged: send each guest's data to SES.HOSPEDAJES within 24 hours of arrival.
