Guest Portal: Arrival Guide & Local Recommendations

• Add a photo + step-by-step arrival guide per property (parking, entrance, bins, check-out…) — shown to every guest automatically
• Add local recommendations by category (restaurants, beaches, activities, shopping, transport) with an optional link
• Optional per-booking entry code field, shown in the guest portal alongside your WiFi and arrival guide

• The amortization view now covers property improvements (mejoras del inmueble) alongside furniture and appliances, and lets you pick any year — figures match your fiscal report exactly (calculated for the property's tax regime, prorated by days), not a rough full-year estimate
• Export the amortization schedule to CSV, Excel or PDF, or jump straight to the full tax report for that year
• Send the guest-registration link to your guests by email in one click, from the rental's guest page

• Send a tenant their Renter Portal link by email straight from the rental's Portal tab — only to tenants already on the rental, no free-typed addresses
• When a tenant reports a maintenance issue from the portal, you get an email immediately and it stays at the top of your alerts until you act on it — instead of finding out days later

• Send maintenance checklists over WhatsApp instead of email — pick the channel per send or per schedule; only contacts with a phone number are shown

• Correlative numbering with no gaps, assigned only on issue: one series per company and year or one per property; corrective invoices get their own series and a cancelled number is never reused
• VAT-exempt (art. 20.Uno.23), 10% or 21%, with an optional IRPF withholding line; short stays default to a simplified invoice, full invoices pull the recipient from the rental's guests or tenants
• Every issued invoice is kept in a tamper-evident register that already meets Spain's VeriFactu regime (RD 1007/2023); automatic submission to the AEAT is on the roadmap

• Guests can sign their registration on the check-in form — draw, type, or upload a signature — or the host can mark it as signed on paper
• Per-property setting: signature required, optional, or off (a signature is not mandatory everywhere in Spain — check your region)
• Downloadable "libro de viajeros" PDF: a formal register with each traveller's identity data, stay dates, signature, and the SES submission reference — per booking or aggregated for a whole property over a date range
• The signature and its timestamp are kept with the registration for the statutory 3 years and deleted together when that period ends

• Reusable checklist templates (e.g. a standard cleaning turnover), with any item flaggable as requiring photo evidence
