Yearly rent update (IPC and IRAV)
How Keyio works out the maximum rent update on each lease anniversary with the INE's latest index, and how to record it.
Working it out
About a month before each anniversary of a long-term lease, Action required reminds you to update the rent. Open it (or Rent updates › Manage on the lease's page) and, in the new update, choose what the lease says: updated with the IPC, with the IRAV, a fixed percentage, an update with no index named, or no update clause.
Keyio reads the INE's final IRAV, IPC and IGC figures and shows the maximum it can go up: what the clause gives and the legal cap that applies — the IRAV or the IPC depending on when the lease was signed and, under Royal Decree-law 29/2026 (in force since 8 October 2026 and pending validation by the Congress), the IRAV for every lease and, until 31 December 2027, at most 2% unless you and the tenant agree a new update. If the home is in a stressed area and the rent is above the reference-price index, it cannot go up.
Press Use this percentage: the form takes the % and a concept such as "IPC September 2026 (2% cap without a new pact)", and the clause is kept on the lease for next year. Nothing is sent to the tenant: tell them in writing — the new rent is due from the month after.
It is an estimate of the legal maximum: your lease decides within it. Without an update clause the rent does not change, and the reminder stops once you save that the lease has none.
