For agencies · by contract

All your owners' availability, in one search

For agencies that market homes owned by third parties. Each owner runs theirs from their own Keyio account, you pay their plan, and you know at once what is free and at what price.

How Keyio works for an agency

Keyio brings together the calendars of owners who don't all use the same software or hand you their data. You offer them the tool, paid for; they use it for their rental and their obligations; and your team gets one shared search for availability and price.

  • You see which home is free and at what price, across the whole portfolio and from one place.
  • Each owner has their own Keyio account, with their data, and keeps running their homes.
  • You pay their plan, at a price per property agreed in a contract.
  • Your name or logo replaces Keyio's in the app your owners use.

A client asks and you have the answer

Without calling each owner to check what is free.

“What do we have free in Sitges from 3 to 7 August for 6 people, under €1,500?”

Ribera penthouse

3 bedrooms · up to 6 guests

€1,320

Casa Aiguadolç

4 bedrooms · up to 8 guests

€1,480

Example with made-up data. You ask a connected assistant; in your panel you use the same filters.

What your agency gets

Availability across the portfolio

Search by dates, place, number of guests and top price, with the total for the stay. In homes let by the room it says which rooms are free, and a night the owner closed never shows as free.

Ask your assistant

Connect Claude or ChatGPT to the Keyio MCP server and ask in your own words while you talk to a client. The same search is in the API.

Your team, each with a role

Your whole team searches the portfolio. Editors can also invite owners, and admins change properties, remove owners and see what you pay. No charge per person.

Your brand in front of the owner

Your owner sees your name or logo in the app and, in their subscription, that you pay their plan, with your contact details. The web address stays Keyio's.

What the agency sees, and what it doesn't

It is what makes an owner say yes: you see what you need to sell their home, and the rest stays theirs.

How the agreement works

A contract, not a rate card

We agree a price per property per month with you, depending on the size of your portfolio. No card, no sign-up from a pricing page.

You pay what was agreed

You pay for the properties we agree for each owner, in use or not, and you can change them from your panel.

Free for your owner

They get the Base plan for the properties you agree: calendar, guest registration, contracts, expenses and reports, at no charge.

No strings for them

They can remove your access whenever they want. They keep their account and data, and get 14 days to choose their own plan.

What Keyio doesn't do today

  • An API channel manager. Airbnb, Booking and other calendars connect by iCal, so the search is as up to date as each owner's calendar.
  • A website or booking engine for your agency.
  • A message inbox for guests across channels.
  • Creating bookings in the owner's account: the agency looks things up, and the booking is entered by the owner or arrives through their calendar.

If you run the homes and their channels yourself, an agency PMS is a better fit, such as Net2Rent or Avantio. And if you manage rentals and taxes on your owners' behalf, see Keyio for property managers.

How we start

1

Demo and contract

We show you the search and the panel, then settle the price and the starting properties.

2

You invite your owners

Each one gets an email with your offer and what you will see of their homes. When they accept, their calendar and prices join your portfolio.

3

You follow their setup

Your panel shows who has a calendar connected or failing, prices set and SES configured, so you know which homes you can count on.

Frequently asked questions

How much does Keyio cost an agency?

It is agreed in a contract with each agency: a price per property per month, depending on the size of your portfolio. You pay for the properties we agree and there is no charge per person on your team. That is why we do not publish a rate: you get the price at the demo.

Does the agency see guest data or the owner's accounts?

No. The agency sees the booked dates and the calendar's prices. Guests, contracts, expenses and documents stay with the owner alone, and the invitation says so before they accept.

Who files the guest reports?

Each owner, from their own account and with their own SES.HOSPEDAJES credentials. The plan you pay for includes it, but the agency files nothing on their behalf.

What happens if an owner or the agency wants to stop?

The owner can remove the agency whenever they want, and the agency can stop paying their plan. Either way the owner keeps their account and all their data, gets a 14-day trial to choose their own plan, and the agency stops seeing their calendar.

Can I ask Claude or ChatGPT about availability?

Yes. You connect your account to the assistant through the Keyio MCP server and ask in your own words what is free, where, for how many people and up to what price. To build it into your own tools, the same search is in the API.

Does Keyio replace a PMS or a channel manager?

No, if your agency runs the homes for the owners. Today Keyio has no API channel manager, booking site or message inbox: calendars connect by iCal, and the agency looks things up rather than creating bookings. If you need that, an agency PMS such as Net2Rent or Avantio is a better fit.
